Job Title: Land Acquisition Manager

Reports to: Division Manager

Department: Austin Division

Summary: The Land Acquisition Manager is responsible for, researching, identifying, and contracting existing and future lot positions and potential land acquisitions for development.

Essential Duties and responsibilities include the following. Other duties may be assigned.

• Identify and qualify prospective lot and land acquisitions in alignment with division goals.
• Network with Developers, Brokers, Homebuilders, Engineers, and other resources for new land and lot opportunities.
• Manage land and lot pursuits, Letter of Intent (LOI) submittals, and negotiations with prospective sellers.
• Work with the Legal team to review and finalize contracts and manage lot takedowns and requirements.
• Work with local municipalities, consultants, and engineers on property entitlements.
• Manage Due Diligence and deadlines in evaluating new land and lot opportunities.
• Evaluate financial proformas to determine new community viability.

Required Skills and Abilities:

• Knowledge of residential construction concepts and practices
• Strong negotiation and contract skills
• Knowledge of real estate principles
• Knowledge of historical and current real estate valuations and market conditions
• Knowledge of land entitlement and development process
• Excellent communication skills with an ability to confidently persuade others and to think creatively to resolve objections
• Ability to review prospective deals efficiently and to probe and ask the appropriate questions to evaluate deal offers effectively
• Ability to read, analyze, and interpret financial reports
• Knowledge of and experience with Excel, Word, and Project preferred
• Ability to read construction plans

Education/ Experience:

• Bachelor’s degree from four-year college or university.
• 3+ years’ experience in land acquisition and/or land development for a home builder or developer.

Physical Requirements/Working Conditions:

• Ability to travel the greater Austin area is required
